What’s Included?

✅Roof Inspection - Examination of the entire roofing system including the roofs coverings, flashings, drainage systems, skylights, chimneys, and roof penetrations. Most of the time, our roof inspections are done by Certified Inspectors.

Foundation Inspection - Visual examination of the foundation and structural elements of the home including inspection of the crawlspace and/or basement. Some of our foundation inspections are done by Licensed B or A Contractors, that are certified inspectors.

Exterior Inspection - Inspection of the exterior of the home which includes the siding, stucco, flashing, and trims; walkways, patios, and driveways; as well as the grounds and drainage of the property in relation to property lines and foundation.

Electrical System Inspection - Visual inspection of the service entrance conductors, electrical main and sub-panels, and branch wiring circuits, breakers and/or fuses, and identification of panel capacity.

Plumbing System Inspection - Investigation of the home’s plumbing system including water supply and drainage lines, gas supply lines, and water heater.

HVAC Inspection - Inspection of the home’s heating and cooling systems assessing the general condition and proper functionality of the systems.

Interior Room-by-Room Inspection - A Detailed inspection of the interior of the home assessing the general condition, testing electrical and plumbing functionality, and looking for any issues related to moisture intrusion and structural movement this is done by our professional San Francisco building inspector.

Attic Inspection - Visual inspection of the attics’ structural elements, insulation, and general condition. Please note that if your home is built before 1978, we require a negative asbestos insulation inspection prior to access. You may also order this inspection from us.

This inspection includes an inspection of the roof and a detailed assessment of its subsystems including the coverings, flashings, drainage system, skylights, chimneys, and other roof penetrations. We then continue to do a detailed inspection of the complete property to give you a full assessment of the home’s true condition.

CONDO INSPECTION

Our Condo Inspections are a must for any new or prospective condo owner. We highly recommend getting a condo inspection before purchasing or right after the purchase if you happen to wave your inspection contingency. Our condo inspections include a full interior inspection with a focus on the electrical, plumbing, and HVAC systems as well as the geometry of the interior. We will take a look at common spaces if they are connected to your space and can take a general look at the exterior to give you an idea of what might be happening at the exterior around your unit.

Our Condo Home Inspection reports are detailed and thorough with photographs of everything we take note of during the inspection and we can provide you with a walk-through at the end of the inspection to show you the issues that we have found during the inspection.

Interior Room-by-Room Inspection - Detailed inspection of the condo's interior assessing the general condition, testing electrical and plumbing functionality, and looking for any issues related to moisture intrusion and structural movement.

Electrical System Inspection - Visual inspection of the subpanel inside the unit, branch wiring circuits, breakers and/or fuses, and identification of panel capacity.

Exterior Inspection - Inspection of the exterior of the home which includes the siding, stucco, flashing, and trims; walkways, patios, and driveways; as well as the grounds.
